The lack of a proper Check Out Report can cause huge problems at the end of a Tenancy. Another issue is a Report that has not been based upon a proper Inventory Report. Either of these situations is likely to result in little or no chance of a Landlord winning a dispute should a Tenant not leave a property in a fair state of condition or cleanliness.

What is a Check Out Report?

Many people think of a Check Out Report as being a list of damages or missing items. A proper Check Out Report is much more than this. We specialise in traditional and highly detailed Check Out Reports. The creation of these Reports involves an assessment of the relevant property. This assessment usually takes between 1.5 and 5 hours depending on property size and style. The assessment itself involves taking detailed notes by dictaphone, and the taking of photographs. The assessment usually takes place the day after the Tenant has vacated the property.

What does the Report contain?

So, the resulting Report details all changes to a property (irrelevant of responsibility) when compared to the associated Inventory Report. Next, and most importantly, we categorise these changes based upon various factors including length of tenancy. Finally we detail items such as instruction manuals, keys, meter readings, safety certificates, and standard of cleaning.

As a result a typical Check Out Report for a 2 bedroom unfurnished property is around 20 pages long. We type and collate the Report at our office and it is provided by email, as a Word or PDF document. The Report is usually provided within 36 hours of the property assessment.

Additionally, we are able to update existing AAH Assessments Inventory Reports. Due to the high level of detail in our Check Out Reports this can happen not only at the property, but also in our office without re-visiting the property. As a result Inventory Report cost savings of up to 60% are available!

However small or large a property is, and to whatever level of furnishing it may be, a proper Check Out Report is vital (combined with a comprehensive and independent Inventory Report when the Tenancy starts).  If a dispute goes to the relevant Deposit Protection Scheme a detailed and clear Inventory Report, and Check Out Report, is essential.
