What exactly is an EPC?

An EPC provides an energy efficiency rating, between A and G, for a specific property. It also provides estimated energy costs and a summary of the property’s energy related features. How do we create an EPC for your Andover area property?

To create an EPC for your property we will carry out an assessment, usually taking between 1 and 2 hours. At this point we will take notes relating to the construction and energy related facets of the property. Where possible, we will also view any loft spaces as well as creating a brief floor plan. For audit purposes we will also take digital photographs. The assessment is purely ’visual’ and we will not test any items such as the heating system or lighting. 

We will then carry out calculations and create your Certificate back at our office in Whiteparish. We then lodge your EPC on the Governement website and email you a link to the Certificate. Your Certificate is usually available within 24 hours of the property assessment.

What are your responsibilities regarding your EPC?

You should make your Certificate available to prospective Purchasers or Tenants at the earliest opportunity. This should be, at the latest, within 28 days of first marketing or before entering into any contract. It is therefore important to book your EPC as soon as possible, and preferably prior to marketing of your property.

Please note that from 1st April 2018 the Minimum Energy Efficiency Standards (MEES) came into force. This means that private rented properties must achieve an energy efficiency rating of at least an E on their EPC for them to be rented (or marketed for rental).
