Interim Inspection

An Interim Inspection is an integral part of the management of a rental property. These are also known as a Management Inspection or Periodic Inspection. We usually carry these out every 3-6 months with, or without, the Tenant(s) present. These inspections usually last no more than 30 minutes.

Why carry out an Interim Inspection?

The main purpose of this inspection is to highlight any issues with the property, or how it is being looked after. Carrying out frequent inspections should pick up issues early thereby reducing possible expense for either the Tenant(s) or the Landlord. This is not a detailed assessment of the property, and usually does not involve the use of the Inventory Report.

What’s in the Report?

Our Interim Inspection Report records the overall condition of the parts of the property, highlighting any specific issues. We will also record whether there are any indicators of pets or smoking within the property. Next we will confirm that the property/rooms are being used for their correct purpose. We will also note the overall cleanliness and tidiness of the property at time of inspection. Another important part of the Interim Inspection is checking the presence, and functionality, of Smoke and Carbon Monoxide Detectors.

At the same time we will note any issues with the property or its contents as reported by the Tenant(s). Also we will take photographs where appropriate, at the same time ensuring that the Tenants’ privacy is upheld.

We type and collate the Report at our office in Whiteparish and then provide it by email, as a Word or PDF document, within 36 hours of the property survey.
