Inventory Report
The lack of a proper Independent Inventory Report can cause huge problems at the end of a Tenancy. No Inventory Report (or an inadequate Report) means little or no proof of check in contents and condition. Accordingly this means a Landlord is unlikely to win a dispute should a Tenant leave a property in a poor state.
Why get an Inventory Report?
A common comment from a Landlord is ‘the property is unfurnished, there is very little to put on the inventory!’. Accordingly just think about the cost of repairing a kitchen worktop, a damaged oven or a chipped hand basin. Furthermore what about a hole in a door or wall, a broken window, a ripped curtain, or a burnt carpet?
The majority of our clients have unfurnished properties, and we specialise in traditional and highly detailed Inventory Reports. As an example a typical Inventory Report for a 2 bedroom unfurnished property is around 30 pages long. This, as standard, includes various internal and external photographs.
How is the Report created?
To create an Inventory Report we will assess your property prior to the start of a Tenancy Period. This assessment usually takes between 1 and 5 hours depending on property size and style. The resulting Report details all elements of your property together with their condition. This will include ceilings, lights, walls, windows, window coverings, woodwork, flooring, switches, sockets, sanitary ware, kitchen units, and appliances. Furthermore, the Report details the exterior of the property plus items such as instruction manuals, keys, meter readings, and safety certificates. A detailed breakdown of standard of cleaning will also be given.
The assessment itself involves taking detailed notes by Dictaphone, and the taking of photographs. Afterward the Report is typed and collated at our office and is provided by email, as a Word or PDF document. In this case Report turnaround is within 72 hours of the property assessment.
What about subsequent Tenancies?
Where we have carried out a Check-Out we are able to update existing AAH Assessments Inventory Reports. This can happen not only at the property, but also in our office without re-visiting the property. That is thanks to our highly detailed Check-Out Reports, and results in Inventory Report cost savings of up to 60%!
